How is it that an OCD sufferer can never leave a room or walk through a door without looking back?

Why do we fight the urge to look back? Well let me tell you? It is because we find ourselves going back to fluff up the cushions, god only knows how many times the doors are checked to see if they are locked before retiring to bed, that trickle of glistening water on the draining board needs to be wiped. No matter how tired we are someone has to straighten the rug or dust the television. Whatever it takes for peace of mind an OCD victim will do it.

Actions of an over OCD sufferer is very similar to that of Feng Shui followers, where prosperity energy and good luck comes to those if objects/furniture is placed in the right location. Our daily habits are duplicated in a similar manner only we do not seek prosperity and luck it is that of peace and contentment.

Over compulsive disorder is recognized as a disability it is one of the top ten causes that destroys a person physically/mentally.

Approx over 5 million US citizens will develop it if not already suffer from OCD.

What is so frightening about over compulsive disorder is not to know the statistics behind it all.

Fatigue is a major factor that leaves us so lethargic all because our brain focuses on the next chore before we start the first.

Children can develop OCD and have obsessive rituals like keeping toys in order, teens also fall under the spell.

Mum/dad if you notice any change in your child's behaviour then get help fast. If left to fester then this disease will spread out of control. The early bird catches the worm, nip it in the bud.

I am not sure of any proven cure but help is out there to ease the stress, OCD is serious, it murders the mind.

A recent research proved children in their preschool years have a strong chance of developing OCD. Most adults battling OCD will have been affected since in their teens.

Obsessions and compulsions is where a victim experiences disturbing thoughts and ideas?

These senseless and stressful symptoms are enough to destroy the sane. To ease anxiety we get an urge to repeat some actions over and over again.

OCD is a part of me where I can not imagine life without it. What would I do if ever this condition was to take leave?

I would live life to the full and walk down the road of freedom with a promise to myself that I will never look back.

The effect the current subprime loan crisis has on global markets

Dear Fellow-Investor.

"Why is it, that this subprime loan crisis has such a rippling effect on many sectors of the economy?"

"Why are even companies outside the USA also affected by the U. S. mortgage crisis?"

In the last 7 days I received lots of emails from my subscribers asking me questions like these, and I'd like to take the opportunity to explain what this housing, mortgage, subprime loan, credit crisis - whatever you want to call it - and the present situation is all about.

Between 2002 and 2004 the interest rates in the United States were as low as never before. At least as far as I can remember. I'm not that old yet! The effect of such low interest rates was a real-estate boom in the U. S. often financed with so-called subprime loans. These are loans given to borrowers who do not qualify for the best market interest rates because of their deficient credit history.

Subprime lending encompasses a variety of credit instruments, including subprime mortgages, subprime car loans, and subprime credit cards, among others. The term "subprime" refers to the credit status of the borrower (being less than ideal), not the interest rate on the loan itself.

But banks didn't worry too much about this because interest rates were low and simultaneously, real-estate prices were rising continuously in the 90's.

So back in 2002/2004, anyone that could count to 3 was given a loan. Many people in America were suddenly able to afford expensive single family homes and other kind of real-estate that they couldn't before.

But in 2006 the U. S. interest rates had tripled and now, especially the subprime borrowers couldn't pay their monthly installments anymore. So more and more of these subprime loans started to crumble.

But that's not all. Some banks and other financial institutionals converted millions of these subprime loans into bonds. These were then sold for billions of dollars to banks, insurance companies and mutual funds that assumed this to be a secure investment because bonds usually are. That's why they're also considered a safe haven in stormy times.

And not only were these bonds sold to U. S. institutionals, but International ones too. You see, in a nutshell, everyone invests everywhere. America invests in Europe, and Europe invests in America, etc, etc.!

So you can imagine what happened when these loans started to crumble and the practice of converting them into bonds backfired. It all swept over the borders of America into other countries as well. The German industrial bank IKB invested 13 billion dollars in these bonds and now they are looking at a $5 billion loss.

For years this subprime game turned out all right and gigantic amounts of cash were invested into real-estate in Florida, Delaware or Texas by U. S. and international equity markets. No one thought that so many borrowers would go broke at the same time.

According to the U. S.Federal Reserve, loans of up to 100 billion dollars could bounce. At the same time, this seems to just be a drop in the ocean considering the effect it could have on international capital markets.

These bad loans could be the biggest single risk for the global economy. In the past, many in America spent their money stout-heartedly thus, stimulating and cranking up the economy. Their houses became worth more and more and banks literally threw loans at customers with low interest rates.

This could all backfire now putting a lot of pressure on the U. S. economy, because the money that was spent so generously is now being held back. Also because borrowers that are now up to their ears in financial troubles can't spent anymore money because there simply is none left to spend. This, in turn, takes a lot of liquidity out of the markets.

Also companies and corporations that have nothing to do with the current real-estate turmoil are drawn into the subprime crisis. If they want new capital from banks, they have to pay higher interest rates as an additional premium for risk. Or, taking things into extremes, they won't get a loan at all making it difficult for companies to grow, especially if a company wants to merge with another which often costs billion of dollars. This all drops out now thus, reducing earnings and profit outlooks.

And there's another, equally bad effect on all companies. whether attached to any real-estate or not. Hedge funds bought these converted mortgage bonds by the millions and very often using margins i. e. buying on borrowed money. And now they are sitting on a huge heap of losses and debt. In order to pay back those debts they have to sell stocks, commodities and other equity. And this obviously pushes prices down. Also stock prices. It's like a chain reaction.

And that's basically the reason why the markets around the world are in such shambles right now.

Back at the trading floor, for Bullish trading the best hope for continued long trading is in turnarounds and bounce backs. Rather than hold your breath and open new long trades why not take the Bearish pat and trade puts or stand on the side lines for a time?

Is my trading bias still Bullish? In the short-term no. In the mid and long-term, yes. So I'm definitely not opening any new long trades right now. But in the future, we'll be looking at plenty long trade opportunities. That's the good side of it all!

A man a woman stranded on a deserted island

Imagine the scene, a man & a woman stranded on a desert island with the sun beating down, and you did it on purpose!!

Such was the joy of a vacation to a place called Los Roques Venezuela. It is almost like a Pacific atoll, except it is at the bottom end of the Caribbean Sea, some 80 miles north of Caracas, and easily reached by plane, where you land on Gran Roque, which is where we stayed in a Posada.

For the uninitiated a Posada is a converted house or cottage, which takes paying guests in varying degrees of luxury at a corresponding price.

My wife and I chose the Posada Natura Viva, a very Italian Mediterranean Posada, right next to the beach. We chose it because of recommendation that we pick an Italian owned Posada as opposed to a locally owned one.

I have however diverted from the purpose of this account which is of course a Man & Woman stranded on a Desert Island with the sun beating down on us. In truth it was arranged by the aforementioned Posada Natura Viva, and so far as the sun beating down, they also supplied us with beach umbrellas, table and chairs, gazebos and beach towels.

Just close your eyes, and imagine a tiny spit of an island no more than 50 paces wide, one hundred paces long, in fact smaller than my garden at home. Imagine warm clear turquoise water, where you could sit in it like it was a bath, and drink a cool beer, feeling it was your own private island

I suspect they are some of the most important things to take if you are to be stranded on a desert island, even if was only for a day!! I should add the Posada also supplied a packed lunch, thermos with cool drinks, even if we did have to bring our own beers!!

Anyway this I suspect is what the Caribbean was like before us tourists arrived in our thousands.

It was fortunate we remembered our sunblock and high factor sun creams because apart from the shade that was supplied for us, there is none at all.

This has to be one of the most beautiful places on this earth, in fact it’s almost like a dream, why not go and see it for yourself, and become the Man & Woman stranded on a Desert Island for a day!!

By February 1928, construction was finished and a few months later, on 10 October 1928, King George V and the Queen officially opened Tyne Bridge. Thousands of spectators watched them as they drove over the bridge in their Ascot Landau and became the very first people to use the roadway.

The 5 p s of success

Throughout my years of study, I have found the ultra-prosperous all have common characteristics. I call these common characteristics the 5 P’s of Success because each attribute clearly adds to their success.

Psyche

The first is psyche. That's the mental aspect of the game. It's a critical skill for all successful salespeople, but it works equally well in all fields. You will not be able to achieve your goals until you believe you can achieve your goals. All the best techniques and tools will not help you until you first believe in yourself. Unfortunately, most of the people we know tend to bring us down. When you tell them about your dreams and the things you want to accomplish in life, they can be very discouraging. Do you know people like that? When you have the right psyche, you know where you're going and what you want to accomplish, and anything that people say is not going to matter. The right psyche involves knowing what you want and having a plan to get it. When your psyche is in its proper place, you will always follow your heart.

Persistence

The second "P" is persistence. Persistence is the number one reason why people are successful in life. It's also the driving force that determines why certain people are wealthy. Their success is not due to financial backing or education. They owe their achievements to persistence. There's an old sales adage: "Some will; some won't. So what? Who's next?" It's a numbers game. Most sales are closed after the fifth attempt. Never let obstacles in life take your eyes off your goals.

Personal Development

The next "P" is personal development. All top producers have a personal development program. There is a direct relationship between your personal development program and your income. Personal success expert Brian Tracy says, "If you can get yourself to read thirty minutes a day, you're going to double your income every year," and I know from personal experience that this technique works! Most homes valued at over a quarter of a million dollars have a library. Studies consistently demonstrate that those who are learning and growing every day are more optimistic about life. They are more enthusiastic about where they're going and what they hope to accomplish. Those who aren't learning and growing every day become negative, pessimistic, and doubtful about themselves and their future. Turn your car into a university on wheels by listening to motivational tapes and CDs. When you're at home, turn off the TV and read a book. There are two ways to learn in life: You can learn by trial and error, attempting to figure things out on your own, or you can learn from somebody else, who's already been there and done it before. Somebody has already figured out everything you need to learn about life, and written a book about it or put it into a tape set. So invest in your future by investing in your personal development.

Passion

Do you know the number one thing that will change someone's mind? It's the next "P"--passion. More than anything, passion will allow you to recruit the hearts and minds of your prospects. Do you have passion and heartfelt conviction for your product or service? We love people who are excited, animated, and full of passion. When you have passion for something you're excited about, you have zeal and you want to share it with the world. You're excited to convert as many people to your cause as possible. Passion alone can be effective in swaying opinion and getting people to support your product or service. Passion springs from a combination of belief, enthusiasm, and emotion. Find passion for your product and find joy in helping others enjoy it.

Persuasion

The fifth and final "P” is persuasion. Spend a little time each day learning and mastering the world of persuasion and influence. The basic premise is to get what you want when you want it, and in the process to win friends and to help people love doing what you want them to do. There is a big difference between talking and persuading. Anyone can spit out a list of features and benefits, showing off their product or service and pushing their products on people. By using Maximum Influence you draw people to you, and thus attract more customers--and more sales. We want you to get customers to beg for your product or service and win customers for life.

Unemployment insurance is as essential as life and car insurance

Just as you would protect your life and car by taking out insurance against the unexpected then you should also give some serious consideration to protecting your mortgage, loan and credit card repayments along with your income in case you should find yourself unemployed.

In a world where the unexpected frequently happens if you have a mortgage or loan and make repayments each month thought should be given as to where you would find the money to carry on repaying them if you were to lose your income. If you have mortgage repayments then you need to ensure you can repay them each month otherwise you are risking repossession of your home. Mortgage payment protection insurance (MPPI) taken out as unemployment cover can give you an income to replace your lost one. If its loan or credit card repayments you have to make then loan payment cover would do the same to make sure you had the money to repay them each month and not get behind and into debt. If you want to insure your income then income protection would allow you to insure your income up to a certain amount each month and this would allow you to continue living your lifestyle by paying your essential outgoings.

All protection insurance policies tend to work on the same principle in that you have to be out of work for a pre-determined amount of time before it will start paying out. Usually this can be anywhere between the 31st and 90th day of being continually out of work and would then continue providing you with an income for between 12 and 24 months depending on the provider.

Just as all policies have a waiting period before you can claim they all have exclusions within them that could mean unemployment insurance isn’t the right product for your circumstances. Some of the most common reasons which stop people from being eligible to claim include only being in part time employment, suffering from an ongoing illness when taking out the cover, being retired or self-employed. While these are all common there can be others depending on the provider, so it is essential to check out the small print of any policy you are considering buying.

Taking out the cover with a standalone specialist provider is the best option as opposed to taking it out alongside the loan or mortgage. Policies sold with the high street lender and alongside loans and mortgage are what has earned the product a bad name and which have been associated with mis-selling.

If you want to avoid the high premiums and poor selling techniques which were a focus of investigations into the sector recently by the Financial Services Authority and currently, the Competition Commission, then stick with someone who specialises in payment protection products for your policy. It was the high street lenders who received fines by the Financial Services Authority during the investigation not the specialists and it is important to remember that it isn’t the product that is at fault but the firms who have little or no experience in selling unemployment insurance.

What s missing from your network marketing business

How many times have you been told it was possible to earn a full-time income in network marketing by sponsoring friends, family, neighbors, coworkers... your "warm market", only to find out that it wasn't true?

If you're like 90% of network marketers, you're struggling to earn even the equivalent of minimum wage from your home business, and quitting your day job is still little more than a dream.

What's missing from your network marketing business is a real business plan. Going after your "warm market" is a great business plan for your network marketing company because they have access to LOTS of "warm markets". It's a numbers game that works in their favor. Every one of their distributors is going to tell everyone they know about the product and the business opportunity... that's a lot of free advertising, and some members of those "warm markets" will buy the products or become distributors themselves, and then tell everyone they know.

It works great for the network marketing companies. Any ROI on an advertising budget of nearly $0 is a great return. It doesn't work so well for you though because you only have ONE "warm market". ONE group of friends, family, neighbors, coworkers, etc. and very few of them are entrepreneurial enough to recognize a good opportunity when it's presented to them... let alone risk their time, effort, and money pursuing that opportunity even if they do see it. The numbers don't work in your favor. You simply can't do enough volume within your "warm market", so the "warm market" approach is a terrible business plan as far as your own business is concerned. If you're persistent enough you probably will sign a few people up... but not enough for it to be worth your while.

A real business plan will correctly identify members of a "target market" and describe a system for communicating an offer to satisfy a want or need that exists within that group. Does handing out DVDs to everyone you know, and dragging them off to meetings for no reason other than you happen to know them sound like a real business plan?

It's important to know that there's a difference between a "target market" and a "warm market". The network marketing companies call the people you have a personal relationship with a "warm market" because the people you know are "warm" to you... however, they usually aren't very "warm" to the idea of starting a network marketing business. A "target market" on the other hand is an identifiable group of people who are likely to be interested in what you're offering.

So, who is your target market?

It's simple. Your target market is the 90% of network marketers who are not successful.

What do they need?

First, understand what they DON'T need. They DON'T need a new network marketing business opportunity... they already have one. Pitching your opportunity to them would be like trying to sell a car to someone who just bought a new one. They're not in the market. They'll probably be needing to fill the gas tank though.

What's the fuel that runs a network marketing business? Generating leads... and sponsoring them.

To satisfy that need, you need to learn how to generate leads yourself and then build or acquire a system to communicate with them, and ultimately sponsor them... automatically. You're halfway there now that you know who your target market is. Network marketers are easy to find on the Internet, in fact many of them have probably already found you... been spammed lately? Got a reply button?

The next step is to learn something about copy-writing, landing and capture pages, and sequential auto-responders. Learn the mechanics of putting together an automated lead generation and follow-up system, and then put one together. All the information you need in order to accomplish this is readily available, just search for it in Google.

If you don't have the inclination to put such a system together on your own, then there are plenty of ready-made systems available to plug into and again Google can help you find them. Once you have your system in place don't use it to send out marketing letters about your business opportunity. Use it to sell yourself, and the system you've created (or obtained), and to provide valuable information that will help others to succeed. Remember, your target market is looking for fuel... they've already got a vehicle. They'll get into your vehicle with you once you've demonstrated your value to them.

Nobody gets into network marketing to sell vitamins, cosmetics, or anything else. They get into network marketing because they see it as a vehicle to achieve financial freedom. If they perceive your system as the fuel they need in order to take their network marketing career to the next level then they'll be open to joining your team in order to use your system.

When you can step outside your "warm market" to generate qualified leads within your "target market", and follow-up with them automatically... then you've basically got yourself a network marketing gas station. You've got something that 90% of network marketers want and need, and are actively seeking. Sponsoring many of those who go through your system and see value in it will be the natural result.

Traits of a good table tennis player

Table Tennis is a simple and fun sport that appeals to a lot of people. A large part of it's attraction stems from it's relatively low demands on the players in a lot of areas. For one thing, the actual playing area doesn't take up much space; therefore, it can be played indoors, and can even be made part of a house's rec room with little difficulty.

For another thing, table tennis is a low impact sport that can be played by almost any one, so you don't have to be at extremes of fitness to take it, unlike high impact sports like football. These factors alone are usually sufficient to get people interested in table tennis; what gets them HOOKED on it is that fact that it's just, plain FUN. Despite it's lower physical requirements however, table tennis does place certain demands on it's players that you'll want to brush up on if you decide to take it as a hobby.

The first thing you'll need to train in for table tennis are your reflexes. Table tennis balls are small, and can travel at relatively high velocities if thwacked hard. Therefore, you'll want to train your reflexes enough to be able to intercept a small, high speed ball and not just hit it, but hit it properly so that it gets sent back at the other player instead of just deflected at an angle (at which point it might fly in your face).

Here's a simple training exercise to improve your hand eye coordination. Have someone take a stick, about a foot long and half an inch wide. Have them hold it horizontally at one end in front of them, palm facing down. Open your hand palm down over the other end, hovering about an inch above the stick. Then, let your partner release the stick. Your job is to react to their dropping the stick and catching it. You'd be surprised at the number of people who fumble this simple drill.

Aside from reflexes, you'll need strong, flexible wrists. A common mistake of new table tennis players is using the fingers and palm to adjust their grip on the paddle, making changes to the angle awkward. Once you get the paddle settled comfortably in your hand, your palm and fingers should remain fixed in that position, and a majority of the changes to the paddle's angle is made by your wrist. The best exercises to create great wrist flexibility come from a martial art called aikido. No, I'm not recommending studying it (though if you do it would help you a lot in other areas too!). Rather, you can buy a book or video on aikido basics, and these will often list the simple wrist rotation and flexibility exercises you'll need.

The next element that makes a good table tennis player is general balance and good footwork. If you can dance without falling over yourself, you should be fine. While table tennis doesn't involve nearly as much running around as other sports do, this is actually part blessing and curse. The reason is because to move from one side of the table to the other, you need to rely on smaller steps and subtle shifts in balance and weight. Because these movements are much smaller than the wider general gross movements made in other sports like running or basket ball, they can actually throw off the timing of people used to high athletic activity.

Lastly, there is a certain mental element involved in table tennis if you want to win. You have to be able to outthink your opponent, planning two or three steps ahead in the game and adjusting your shots accordingly. The best comparisons would be to fencing and chess, where the ability to feint and trap your opponent into a certain weak position spells the key to victory. In table tennis, if all you do is react to your opponent's shots, you'll lose. The simplest example would be to angle shots constantly to your opponent's left side, forcing him to backhand repeatedly, then suddenly angling a shot wide and far to his vulnerable right. This kind of thinking is what wins you games.

About creating mosaic countertops

Creating a real tile mosaic on almost any surface top is easy. The first step would be to look in a tile shop and see what is available. Then decide on a pattern you want.

There are many books, magazines and TV shows that give step by step instructions as well as design ideas. After deciding a pattern or design, sketch your pattern on the surface you are going to tile over. The first step is to prepare the surface making sure the tile will adhere. You do this by scoring the surface with a utility knife then coating the surface with a mixture of watered down white glue. Next you take tile cement, commonly known as thin set or mortar, and spread a thin coating over the surface. Place your tiles in the cement according to the pattern you drew. After the cement has set, (don't be in too big of a hurry) fill the gaps between the tiles with tile grout. Most people think grout is available only in white but if you look in a hardware store you'll find many different colors of grout available. You apply the grout by simply troweling it over all of the seams between the individual tiles. Then wipe away the excess with a sponge.

Have you ever been in a cafe, restaurant or a friend's house for that fact, and admired the mosaic tile on the tabletops or walls? Well, it's not that hard to bring that look into your own home. Where's a good place to add a mosaic in your home? Kitchens and bathrooms are the obvious choices but end tables and patios have become favorites too. Consider embellishing a coffee table purchased from an unfinished furniture store. This is a great little week-end project. All you have to do is add a coat of paint and then make a small mosaic on the tabletop using some different size tiles or even broken tile pieces. This same technique works equally well for a larger area like this as it does for a small accent table.

Before starting this project, there are some things you should do first to be prepared.

Take some time researching what you want to do before you start laying tiles down. There are tons of books on ceramic tiles at your bookstore or library. A recommendation is to just thumb through them to get some inspiration for your design. Once you have a basic idea of what you want to do, it's always a good idea to draw a sketch of your design.

Then you will want to place the actual tiles on the countertop, starting from the center and working outwards, to make sure your pleased with your design. Once you have everything in place, take a magic marker and mark the tiles' location.

Before you cement the tiles in place, you have to prepare the tiles for the mosaic sections. How do you do that? This is where you can get some aggression out. Take a mix of tiles, wrap them in a towel and give them a whack. This is the simplest way to get the broken pieces of tile you'll need for the mosaic. For the border mosaics you are going to need some smaller pieces of tile. For the smaller pieces you use a tile nibbler to break off pieces the size you need. To cement the tiles in place, use mortar that you can buy at any tile store or home improvement store. You just trowel the mortar on about 1/8th inch thick. Then use the edge of the trowel to score the mortar. Then just put your tiles in place. For the mosaic sections you use the same process. Take the different pieces of tile and arrange them however you like. Try and keep the spaces between the tiles to 1/8th of an inch.

How do you finish the project? You have to grout the tiles after the mortar has set up or dried. Remember, tile grout is available in many colors, not just white. Next smear the grout over the top of the tiles filling in the seams. To clean the tiles, wipe off any excess grout with a sponge. Let it dry overnight and you're done so sit back and admire your work of art!

Child recliners - how do they work

Child size recliners are a great gift. They let little ones, usually from the ages of 2 to 9, feel like they have their own spot in the family room. They get to relax and recline just like Mom and Dad or Grandpa.

These recliners are built on a smaller scale and usually do not have the same reclining mechanism that an adult recliner has. Many adult recliners have spring loaded reclining systems that are operated by a handle that protrudes from the right hand side of the chair. Pulling back on the handle and leaning back in the chair causes the mechanism recline. Child recliners generally do not have such a mechanism.

The child recliner mechanism functions in conjunction with the footrest. The child, or an adult if the child is very small, must pull up the footrest from the bottom. Pulling up the footrest causes the recliner to lay back. Kids are very nimble, probably more so than Grandpa J, and usually have no problem climbing in and out of the recliner even when it stays in it’s reclined position. Bigger kids will be able to recline and sit up in the recliner simply by pushing their backs against the seat back. They will be able to get up by sitting forward and pushing down on the footrest.

To my knowledge all child recliners work in this manner. Manufacturers tell us that the lever mechanisms aren’t currently made for small chairs and that they would increase shipping costs due to the need for larger boxes. Why every gardener needs a garden shed

One of my all-time favorite hobbies is having a garden each year. I think my love for gardening started when I was a little girl spending summers with my grandmother and helping her take care of her large vegetable and flower gardens. I love the feeling of getting dirt in my fingernails and of seeing healthy vegetables and beautiful flowers grow from the tinest seeds. My grandmother taught me a lot about life and about gardening during those summers. One of the main things I remember her teaching me, however, was that every gardener needed a garden shed.

I thought this advice about a garden shed was a bit strange at first. In fact, I questioned my grandmother about it because I thought surely she had spoken wrong. A garden shed? Sure, they are great, but why would every gardener need one? That was my question to my grandmother.

She answered my question about the need for a garden shed in the most magical and memorable way. She walked me over to her special garden shed and brought me inside with her. Once inside she began explaining all the different tools, seeds and fertilizers that she had in her garden shed. I was quite amazed at everything my gram had in her garden shed. It was really organized and she seemed to have a great reason for each thing she had in there. She said that all gardeners will take more pride in their gardens if they have a special garden shed filled with everything they need to garden.

To make a long story short, I have since become very convinced that my grandmother's words are true about a garden shed. The more I have gotten into gardening the more I have seen the truth that it requires a lot of tools and things to make a garden grow with success, and my garden shed is the perfect place to store everything for my garden. Each year it seems like I grow my gardens a bit bigger and so each year my garden shed gets a little more filled with all of the right products and tools for each of my new attempts.

So if you are a gardener of if you are thinking about starting a garden for the first time, then I suggest you invest into a garden shed. It will hold everything you need for your garden and allow you to take pride in the work of your hands.

When will it be the buyer s turn

There has been a lot of talk about the market cooling. Does this mean it is now the buyer's turn at benefiting from market conditions?

A buyer's market occurs when sellers have little or no power in the negotiating of the sale of a home. The buyer has an advantage in that there are more homes to choose from. Housing prices may also be down due to the negotiations of wise buyers.

Are we heading for a buyer's market? Some areas have shown indications that we are. In many areas, home sales have slowed down. Homes are staying on the market much longer. The longer a home is on the market, the sellers should be more willing to negotiate.

Not only is the inventory of homes for sale going up, but the housing prices in some areas have stopped increasing. A few areas are actually experiencing decreases in housing values.

You may be saying that interest rates are working against buyers, but that isn't necessarily the case. Interest rates still remain at a reasonably low level. What this means is that the average person can still afford to buy the average home.

In fact, interest rates help create a buyer's market. With interest rates on the rise, many homeowners are experiencing monthly payments on their adjustable-rate mortgages. Some homeowners who purchased at the peak of the market are just now having their mortgages adjust. There are reports of payments doubling in size for some borrowers who took out risky loans.

Foreclosures are on the rise. People just can't afford their homes any more. They have to sell and they have to sell quickly, before they are foreclosed on. With more and more homes popping up for sale, buyers will have plenty to choose from.

All of these conditions give buyers an edge in the real estate transaction process. Buyers don't have to jump on the first home that they see because homes are no longer few and far between. In many cases, bidding wars won't be an issue. Multiple offers may still occur, but buyers are likely to be a little more relaxed. Of course, this is in general -- there will still be areas and neighborhoods that are experiencing a lot of buyer demand.

If you are looking at buying a home in an area that is experiencing a slow down or buyer's market, you can use things to your advantage. Find out your seller's reason for selling. It could be that time is of the essence, giving you an edge. If there are any contingencies that you need to include in the contract, now is the time. Sellers that are having a hard time selling their homes are more willing to do what is necessary.

Don't forget to have the property appraised -- and make sure that there is an appraisal contingency in your contract. If you are in an area that is experiencing quickly dropping home values and your closing is several months away, I would go ahead and have the property appraised for a second time close to closing.

You should also have the property inspected by a professional. This should happen in both buyer's and seller's markets. You wouldn't buy a car without a test drive, so make sure that you at least look under the hood of the home.

Buyer's markets are great for buyers. If you are in the market to buy a home, pay attention to the home sales in your area. But don't worry too much about the market, what counts the most is buying a nice house that you can afford.
